Moisture Cure Urethane

One-component moisture cure urethane coatings in high gloss, satin, and matte finishes. Zero VOCs, odorless, UV-stable, and self-priming.

Moisture Cure Urethane

Moisture cure urethane (MCU) is a single-component, aliphatic polyurethane coating that uses ambient moisture in the air and substrate to initiate its curing reaction. Unlike two-component coatings that require mixing a resin and hardener, MCU is ready to use straight from the container, eliminating pot-life concerns, mix-ratio errors, and wasted material. This simplicity makes moisture cure urethane one of the most contractor-friendly, high-performance floor coatings available.

HTS Chemical manufactures three moisture cure urethane products: MCU-HG (high gloss), MCU-MT (matte), and MCU-ST (satin). These give contractors and facility owners complete control over the finished appearance of their floors. All three formulations are aliphatic polyurethane chemistry, meaning they are fully UV-stable and non-yellowing. They contain zero VOCs and zero HAPs, are completely odorless during application, and are self-priming on properly prepared concrete. These properties make HTS moisture cure urethane the ideal polyurethane concrete sealer for occupied buildings, healthcare facilities, food-service environments, and any project where air quality is a priority.

Performance testing confirms that HTS MCU products deliver higher wear resistance than polyaspartic coatings, solvent-based urethanes, and epoxy systems. The cured film is exceptionally hard and scratch-resistant, yet retains enough flexibility to accommodate minor substrate movement without cracking. For facilities that demand the highest level of floor protection with the simplest possible application process, moisture cure urethane is the clear choice.

When evaluating floor coating options, the three most common professional-grade chemistries are epoxy, polyaspartic, and moisture cure urethane. Each has distinct advantages. Epoxy coatings offer the highest chemical resistance and the thickest film build per coat, but they are aromatic, meaning they will amber and chalk with UV exposure, and they require two-component mixing with a fixed pot life. Polyaspartic coatings cure faster than epoxy and are UV-stable, but they still require two-component mixing and have a limited working window.

MCU stands apart from epoxy and polyaspartic in several ways. It is self-priming, so it can be applied directly to prepared concrete without a separate primer coat. It is one-component, eliminating mixing errors and pot-life concerns. Performance testing published in the MCU TDS documents confirms that HTS MCU products deliver higher wear resistance than polyaspartic coatings, solvent-based urethanes, and epoxy systems, as measured by Taber Abrasion testing (9 mg loss, CS17 wheel, 1kg load, 1000 cycles). MCU achieves a pencil hardness of 4H+, and all three finishes share identical physical properties — chemical resistance, abrasion resistance, tensile strength, and UV stability are the same regardless of sheen level.

The aliphatic polyurethane chemistry in HTS MCU products means they will never yellow, amber, or chalk, even in direct sunlight. This matters when comparing against aromatic polyurethane sealant products and standard epoxy systems that degrade under UV exposure. No other coating chemistry offers this combination of simplicity, durability, and aesthetic versatility.

Moisture cure urethane is used across a wide spectrum of industries. Warehouses, distribution centers, and manufacturing plants choose MCU for its superior abrasion resistance and zero-VOC formula that allows application in active facilities without disrupting operations. Food and beverage processors, pharmaceutical manufacturers, and healthcare facilities rely on the odorless, non-toxic properties of HTS MCU for environments where air quality and sanitation are non-negotiable.

Retail, hospitality, education, and government facilities use MCU for its combination of aesthetic flexibility and long-term durability. The self-priming, single-component application process reduces installation time and cost compared to multi-coat epoxy or polyaspartic systems. For exterior and semi-exterior applications including covered walkways, parking structures, and loading docks, the UV-stable aliphatic polyurethane chemistry means the coating will not yellow or degrade in sunlight. MCU is also an excellent polyurethane sealant for decorative concrete, polished concrete, and terrazzo surfaces where long-term color stability is essential.

Frequently Asked Questions

No. HTS MCU products are self-priming on properly prepared concrete with a surface profile of ICRI CSP 2-3. No separate primer coat is needed.
Yes, provided the existing coating is well-bonded, clean, and lightly abraded. MCU bonds well to previously coated surfaces. A test patch is recommended.
Because moisture cure urethane actually uses moisture to cure, it is more tolerant of residual slab moisture than epoxy or polyaspartic coatings. However, excessive moisture vapor emissions can still cause issues, so MVER and RH testing should be performed before application.
HTS MCU products typically cover 400-500 square feet per gallon on prepped bare concrete, and up to 600-700 square feet per gallon on previously coated surfaces. Actual coverage depends on surface porosity and profile.
